---- — METHUEN — Kenneth (Ken) Daher and Mary Koontz-Daher, brokers and co-owners of Daher Companies in Methuen, have announced their long established independent agency’s move into the franchise arena as an independently owned and operated member of Weichert Real Estate Affiliates (WREA). Family members George Koontz and Nicholas Daher, their sons, are among the agents. The company boasts multi-lingual agents serving the community in Spanish, Arabic, Russian and Italian.

LONDONDERRY — Charlotte McCaul of Chester, a sales associate in the Coldwell Banker Residential Brokerage office in Londonderry, has been recognized with the Coldwell Banker International President’s Elite award. This distinguished honor is awarded to the top 2 percent of approximately 82,200 sales associates worldwide in the Coldwell Banker system.

McCaul was honored during a special celebration and reception on April 30, at the State Room in Boston. Each year, Coldwell Banker Residential Brokerage recognizes the work of exceptional sales associates and sales teams through its distinguished awards program.

With more than seven years of experience, McCaul has been successfully meeting the needs of home buyers and sellers in the southern New Hampshire area. McCaul has been trained as a USAA Military Relocation Program specialist. TEWKSBURY — Mary O’Donoghue of Andover, a sales agent with Prudential Howe and Doherty of Andover, has been named Realtor of the Year by the Northeast Association of Realtors (NEAR), which represents more than 1,200 Realtors and 200 Affiliate members in the Merrimack and Nashoba Valleys and southern New Hampshire. The award is the highest honor that NEAR can bestow upon one of its members and recognizes service to the Realtor organization at the local, state, and national levels, as well as community activities and business accomplishments. The award was presented at the NEAR Recognition Gala, held at the Tewksbury Country Club on April 11, 340 members and guests were in attendance.

In 2012, O’Donoghue was president of NEAR, chairperson of its Board of Directors and Executive Committee, and in that capacity participated in a wide-range of community, business, and civic events. She also served on NEAR’s Finance, Political Involvement, and Nominating committees. This year, she serves NEAR as treasurer as well as serving as a director and as a member of the Political Involvement Committee.

At the state level, O’Donoghue has served on the Massachusetts Association of Realtors (MAR) Board of Directors since 2011. Last year she served on the MAR Realtor Party Initiative Presidential Advisory Group. Also in 2012, she attended numerous state and national industry conferences and gatherings, including Realtor Day on Beacon Hill, Realtor Day on Capitol Hill, and the New England Realtors Conference in Connecticut.

Also active in community and civic affairs, O’Donoghue is currently the Vice Chair of the Andover Finance Committee and participated in the 2012 Pan Mass Challenge. Additionally, she is a consistent top producing salesperson and was also presented with a Silver NEAR Top Producer Award for both exceeding 20 transaction sides and more than $4.5 million in sales volume.

Also honored at the event were: Linda Early of Coco, Early & Associates Real Estate in Methuen was honored with the NEAR Distinguished Service Award for many years of outstanding volunteer service to NEAR in a wide variety of leadership roles; Christine Andrade of RE/MAX Prestige in Dracut was honored for the NEAR Good Neighbor Award. She founded the Tyngsboro Music Parents Association to enhance music opportunities for children in Tyngsboro public schools by raising funds for and promoting the music program. This program benefits the instrumental music activities of children in grades 5 thru 12. Andrade raised close to $100,000 as founder and board member of the Friends of the Lowell Council on Aging; for the second straight year, Linda Kody of Kody & Company in North Andover was honored with the NEAR Educator of the Year Award for outstanding real estate training; Martha Sotiropoulos of Perkins and Anctil, PC in Westford was honored with the NEAR Affiliate of the Year Award for her charitable efforts as Co-Chair of the NEAR Community Service Committee last year. Her accomplishments included a successful toy drive that benefited 280 children, securing grants for “Place of Promise” and the Greater Lowell Habitat for Humanity, and collecting 3,700 pounds of food in the food drive for families in need served by the Merrimack Valley Food Bank; Denise Olivares and Wil Molina of Coco, Early and Associates of Bradford were honored with the NEAR Unsung Hero Award. Olivares and Molina volunteered for the victims of Hurricane Sandy by both visiting the area immediately after the event to provide direct aid, and also by raising funds. They served 3,000 meals to victims of the storm in just one day.

The Association also presented a number of “Top Producer” awards to approximately 20 percent of the Association’s Realtor members based on their property sales volume during 2012. These included a “Rookie of the Year” award presented to Diana Pinkham of Connie Doto Realty Group in Methuen, in recognition of her high number of transactions closed and the level of dollar volume sold among first-year NEAR members.

LAWRENCE — Coco, Early & Associates is pleased to announce that, after five years, Michael Santana has re-joined their team as a managing partner/broker. Along with Jose Estrella, Santana will be managing the firm’s new Star Division. The Star Division, located at 300 Essex St., in Lawrence, has eight full-time multilingual agents.

Santana has been in real estate for 10 years and is licensed to help buyers and sellers in Massachusetts. His target region is the Merrimack Valley. He formerly sat on the board of directors for the Northeast Association of Realtors (N.E.A.R.) and served as its chairman of the education committee.

MERRIMACK & NASHOBA VALLEYS — The Northeast Association of REALTORS (NEAR) reports that the median sales price for single family homes sold during the first quarter of 2013 combined in the 15 cities and towns from Boxford to Littleton was $297,500, a 12.3 percent increase over the median of $265,000 recorded in the first quarter of 2012. Meanwhile, condominiums sold locally during the first quarter had a median sales price of $179,500, an increase of 12.2 percent compared with the median of $160,000 set in the first quarter of 2012.

The report also showed that the number of single family homes sold locally was up by 3.5 percent compared with the first quarter of 2012. Condominium sales volume decreased in the first quarter, down 10.7 percent year over year. The report is based on data from MLS Property Information Network in Shrewsbury.

The report also provided inventory levels of the number of area homes for sale as of April 15. The 1,048 available single family homes represent the lowest inventory level for the month of April since 2004. The 454 condominiums available for sale as of April 15 is also the lowest inventory level since 2004. The height of inventory for both property types were set in 2006 at 2,075 available single family homes and 1,251 condos.

NEAR also reported on residential properties locally that became classified as pending (i.e., under agreement but not yet closed) during March. The volume of pending sales for single family homes in March decreased by 5.1 percent to 297 agreements, versus 313 new pending sales in March of 2012. The pending sales numbers reflect the overall increased demand and lower inventory, as prices of pending single family sales increased by 10.2 percent. Meanwhile, the number of pending sales for condominiums locally during March rose by 14.2 percent compared with the previous March, and sales volume was up 3.1 percent year over year. Pending sales figures are considered a good indicator of future sales activity.

The resurgence of multi family property prices in the first quarter of 2013 was noteworthy, with a 28.4 percent increase in prices, 9.3 percent increase in volume, and a year over year increase of 24.7 percent in prices of pending sales.
