WINDHAM — The former Applewood golf course has been sold for $3.06 million, but its new purpose has yet to be determined.
Harry Shea of Shea Commercial Properties, represented both the seller, New Hampshire Department of Transportation, and the buyer, Deepak Sharma, in the transaction.
The golf course opened in 1992 and the DOT bought the property in 2000 for $3.4 million, according to paperwork.
“The state purchased it so they could do the improvements to Route 111 in the area, and when the state finished, they intended to sell the land,” Shea said.
Once the improvements were completed, the land went up for sale in June 2012, for $3.4 million.
Sharma bought the 28.36-acre parcel at 55 Range Road. Shea was paid $151,800 for his services, leaving the state with $2,908,200.
Sharma did not return calls for comment yesterday.
Phillip Miles, the DOT property management chief, said the land was sold despite the final price being $340,000 less than asking price.
“That’s what we were able to get in the open market,” he said.
Shea said Sharma doesn’t have any definitive plans, but may use the site for medical or business professional offices.
The land, at the corner of Routes 111 and 111A, is placed well for business, Shea said.
“They’re looking to do a nice business park there,” he said. “You can do a variety of things.”
Possibilities for the land also include restaurants and banks, but any possibilities are limited to what the Planning Board and zoning ordinance allow.
“It has multiple zoning districts on it,” said Laura Scott, community development director.
Those districts include professional business and technology, Residence A, Cobbett’s Pond and Canobie Lake watershed protection, and possibly some pieces of wetlands and watershed protection, according to Scott.
Professional business and technology districts can include medical or dental laboratories, health and fitness clubs, banks and ATMs, and radio and television stations, as long as they comply with town laws.
